Gasoline Alley Springbrook Area Structure Plan

This proposed plan is conceptual only so it does not necessarily reflect exactly what will happen as development occurs. However, it will be used as a guideline for future land use and each development proposal will need to conform to the general plan unless the plan is amended.
 
The above map shows four general areas of future development - the existing hamlet of Springbrook, Gasoline Alley West/Liberty Crossing (between Highway 2A and Highway QE2), Gasoline Alley east to 30 Ave. and the area around the junction of Highways 2 and 42.
 
Waskasoo CreekA major emphasis of the plan is the preservation of agricultural land and environmental features, especially around natural water systems with special emphasis on the Red Deer River, Slack Slough, Waskasoo Creek, Piper Creek and the various wetlands and tree stands in the area.
 
Springbrook portion of Area Structure PlanThe hamlet of Springbrook would have a mix of residential, commercial, light industrial and institutional/park areas with a new road and trail link north to the C & E Trail. The Springbrook Heritage Urban Design Plan has been developed in consultation with residents, airport administration and businesses and other stakeholders. The community will develop with an overall theme related to the time that the area was used as an air base, including the development of an aviation heritage museum.
 
Gasoline Alley portion of Area Structure PlanGasoline Alley on the west side of Highway 2 would be primarily commercial with some light industrial and a medium density residential component that could support a population of 8,000. An urban concept plan has been developed for this area in consultation with area businesses, property owners, residents and other stakeholders.
 
Gasoline Alley east of Highway 2 would be mostly highway commercial, environmental reserve and light to medium industrial. An urban concept plan has been developed for this area as well.
 
The area around the junction of Highways 2 and 42 will be primarily highway commercial and light industrial with an eco-industrial component related to the Horn Hill transfer station and the probable location of the Plasco garbage gasification plant.
