The Springbrook portion of the Springbrook/Gasoline Alley Area Structure Plan is conceptual only so it does not necessarily reflect exactly what will happen as development occurs. However, it will be used as a guideline for future land use and each development proposal will need to conform to the general plan unless the plan is amended.

This plan will be used in conjunction with the more detailed proposed Springbrook Heritage Urban Design Plan.

New proposed road links in this plan include:
   - a new road along the northwest side of the swale/creek between Airport Drive and 25 St.;
   - a road crossing the swale linking Oak Street with 23 St.;
   - new collector/commuter roads through and around new residential developments joining up
                         with Range Roads 280 and 281 north which will be reconstructed and paved to
                         32 St./C&E Trail.
   - Airport Drive will ultimately be developed as a four lane roadway.

town centre conceptA town centre multi-use concept is promoted either near the current store/recreation/training centre using some of the undeveloped land in the area or the junction of the new north commuter roads further northwest.

An elementary school site is proposed in the vicinity of the track and ball diamonds. An aviation museum is also being planned in the same area.

A park/campground with trail links to the Trans Canada Trail is proposed in and around the tree stands and wetland area south of Airport Drive.
