(adopted July 2007)

Dark Pink- County Growth areas for the forseeable future -

Both the City of Red Deer
and Red Deer County approved the new Intermunicipal Development Plan
in July 2007 replacing the current one that initiated several
disputes over the past couple of years.
The new plan ensures that each municipality has enough land for
economic opportunities for residential, commercial and
industrial growth for the foreseeable future.
Features of the plan include:
- 40,000 acres for future
city growth to the north, east and west of the current
boundary, representing from 50 to 150 years of growth sufficient
for a population of at least 300,000, all of which is to be
annexed over the next 10 years;
- defined county growth
areas of Gasoline Alley/Liberty Crossing and Springbrook/airport. Gasoline Alley/Liberty
Crossing would be permitted a
maximum population of 8,000 and one office building of 12 storeys with
three other buildings of eight storeys or less. Springbrook would be
limited to a maximum size including industrial expansion at the
airport;
- a no-growth open space semi-agricultural buffer zone would
be maintained between Gasoline Alley - Liberty Crossing and Springbrook;
- the expansion of linear parks along the Red Deer and Blindman Rivers and Waskasoo
and Piper Creeks in both municipalities;
- an annual review process;
- dispute resolution process and co-operative development.
Major Area Structure Plan Biggest Ever in
Alberta
The
city of Red Deer and Red Deer County are embarking on a major area
structure plan involving 100,000 acres around the city that includes
40,000 acres that the city plans on annexing over the next 10
years (the area on the map outlined in green).
It also includes a fringe area outside the Intermunicipal
Development Plan (the area outlined in light green).
Springbrook, Gasoline Alley - Liberty Crossing,
county industrial areas south of the city and the no-growth zone are not
included in the plan but will be included in the Springbrook
Gasoline Alley Major Area Structure Plan.
This is the largest such plan ever initiated by either
municipality and is one of the largest ever conducted in Canada.
